These two reports are required by most insurance carriers, but they serve very different purposes. A 4-point inspection evaluates the condition and approximate age of four major systems: the roof, electrical, plumbing, and HVAC. Insurance companies use this information to assess risk before issuing or renewing a homeowners policy, especially on homes that are 20 years or older.
The wind mitigation inspection, on the other hand, is designed to document features of your home that help it resist hurricane damage. This includes the roof covering type, roof deck attachment method, roof-to-wall connections, opening protection (such as impact windows or shutters), and the overall shape of your roof. Each of these features is scored on the OIR-B1-1802 form, which is the standard document recognized by Florida insurers. Homes with stronger hurricane protection features can qualify for significant premium discounts, sometimes saving homeowners hundreds or even thousands of dollars per year.
Timing is important for both inspections. A 4-point inspection is typically valid for one to five years depending on the carrier, so you may need to update it when your policy renews. Wind mitigation reports are generally accepted for five years unless you make structural changes to the home. If you recently replaced your roof, added impact windows, or installed hurricane straps, it is worth getting a new wind mitigation inspection to capture those improvements and maximize your savings.
